We produce quality inventories, check-in and check-out reports that are comprehensive, easy to read and readily understandable. Digital photographs are included in all of our inventories at no extra cost. All standard reports are produced within two business days of the visit to the property, bound into a folder and then sent out first class.
Our staff are trained by the Association of Independent Inventory Clerks (AIIC) and our business is conducted within the guideline laid down by the AIIC and in accordance with any current and relevant legislation. We hold the required Professional Indemnity Insurance and Public Liability Insurance cover.

A well-prepared independent inventory and check-in report protects landlords and tenants alike, providing an unbiased accurate description of the condition and contents of a property at the start of a tenancy.
The condition of the property and its contents at the end of the tenancy is then compared back to this report in the form of a check-out report. The independent inventory clerk will also provide an opinion on whether any damage that has arisen during the tenancy is attributable to the tenants, to ‘fair wear and tear’ or to the landlord as required maintenance.
It is in a landlord’s interest to ensure that inventories are prepared for properties that they own. In the worst case scenario, should you end up in court with tenants, the judge will tend to look more favorably on an impartial, unbiased inventory prepared by a third party unconnected to either the landlord or the tenants. Inventories prepared by landlords could be viewed as biased and one-sided.
There are also provisions under the Housing Act 2004, introducing a Tenancy Deposit Scheme which will make it even more important to obtain an inventory.
Inventory report
A full listing of all the furniture, fixtures and fittings in a property is prepared by our independent inventory clerk with a condition report where necessary, together with a detailed description of the decorative order and condition of the internal structure of the premises.
Check-in report
A report is prepared by our independent inventory clerk at the start of a tenancy detailing the decorative state of the property and reflecting any changes that have occurred to furniture, fixtures and fittings since the original inventory or previous check-out report was prepared.
Check-out report
A report is prepared by our independent inventory clerk at the end of the tenancy, describing changes to the property since the check-in report was prepared. This report will also detail whether, in the clerk’s opinion, any damage or required cleaning is attributable to the tenant or to the landlord (i.e. fair wear and tear or maintenance).
Mid-term check
A report to give managing agents / landlords a comprehensive look at the condition of the property during the course of a tenancy can be prepared by our independent inventory clerk if so required.
We will act as an unbiased third party and will provide our opinion of the condition of a property and its contents at a given point in time.
